Plumbing

Plumbing installations or other sanitary conveniences shall comply with local regulations and ordinances and recommendation of the State Board of Health or other authority having jurisdiction. The Contractor shall provide all labor and materials and perform all plumbing work required. All plumbing shall be properly installed and all connections toughly test.

The heating and/or air conditioning system (s) shall be installed in accordance with all applicable local laws, code, and ordinances with the instruction of the manufacturer and/or sub-contractor of the equipment.

2-Venting all bath fans

3-2 ton ac or sized properly

Electrical

All electrical wiring shall comply with building codes, local ordinances, and the plans and specifications. The Contractor shall provide all labor and materials necessary to install all items of electrical work as indicated on plans. Al lights, outlets, and switches to be placed on plans or as directed by the builder.

Electric service shall be brought in from the point designated by local service company.

Homeowner is required to handle all light fixtures.

Masonry/concrete

All concrete materials shall be clean and free from loam and other foreign matter. Concrete shall be poured continuous and shall not be poured in freezing weather unless proper precautions are taken.

The Contractor shall provide all materials and labor necessary to perform all carpentry work of every nature to be complete. The Contractor shall layout all work and is responsible for all measurements. All work shall be done in a professional manner, in substantial conformity with the plans and specifications or any variation, changes, or amendments thereof the contracting parties have approved that in writing.

In the event the plans, drawings, or specifications are in error or are incomplete, the Contractor shall use best judgment in carrying out the general layout and will contact homeowner.

Allowances:

All are subject to adjustment upon completion of the particular work involved. When final costs are received on allowance items, if costs should exceed allowance amount, the Homeowner shall pay the difference. Should costs be less that allowance amount, the Homeowner will receive a credit for the difference at final closing. All overages and unders must be taken care of at closing.
