Plans and Engineering
  1. H.D. Enterprises II will work with homeowners to develop a set of working blueprints for their residence.
  2. H.D. Enterprises II will provide to a buyer a plot plan for house location.
  3. H.D. Enterprises II will ensure that all state and local applicable building codes are met or exceeded.
Site Work
  1. Strip topsoil if necessary.
  2. Stake house location according to agreed upon plot plan.
  3. Excavate soil for footing and foundation walls.
  4. Upon completion of foundation the site is to be properly backfilled.
Concrete
  1. As per plans all basement and garage walls are to be poured concrete.
  2. 7'9" Basement.
  3. 3'9" Garage.
  4. Drain tile per code (inside, outside, bleeders, crock)
Roof
  1. Roof trusses shall be engineered manufactured trusses.
  2. 1/2" Roof sheathing.
  3. GAF Timberline Shingles.
Siding Soffit and Fascia
  1. Siding is to be Heartland Hearttech (.044 panel).
  2. Soffit material shall be Aluminum.
Windows and Exterior Doors
  1. Per plans.
  2. Kolbe & Kolbe aluminum clad casements.
  3. Exterior doors shall be steel insulation Western or equal.
  4. One garage door opener and 2 remotes shall be included.
Electrical
  1. Per code requirements.
  2. 200 Amp service.
  3. Five Cable outlets.
  4. Five Phone outlets.
  5. Additional circuits as required per plans.
  6. Light fixture allowance given.
Plumbing
  1. Per plan.
  2. Modular Tub(s)/Shower(s).
  3. 40 Gallon Rheen Power Vent Water Heater.
  4. Faucets Moen or equal.
  5. Fixtures Mansfield or equal.
Insulation
  1. R-19 Walls Minimum.
  2. R-38 Ceiling Minimum.
Drywall
  1. Sprayed with texture/paint.
Trim
  1. Cabinets - Mid-Continent - Kentwood.
  2. Countertops - per plans.
  3. Doors - Flush Oak.
  4. Casing and Base - Oak.
  5. Vanity Tops - Cultured Marble.
  6. Hardware - Schlage Georgian or equal.
Basement
  1. Per plan.
Floor Covering
  1. Allowance given.
Painting
  1. All unfinished wood areas will be stained or painted and sealed.
Appliances
  1. Allowance given.
Fireplace
  1. Included.
Mirrors Hardware
  1. Bathroom mirrors included.
  2. Builder will install free of charge bathroom hardware (builder's choice if not customer provided).
Exterior Deck
  1. Option extra.
